1. The Search Process
When to Start Looking
Start your rental search 30–45 days before your desired move-in date. However, most landlords aim to fill vacancies quickly, often requiring tenants to start leases within two weeks of applying. The more you explore, the quicker you'll be able to make informed decisions when the right opportunity arises.
What to Prepare
Apartments in NYC rent fast, so having your documents in order will allow you to move quickly once you find the ideal home. Be sure to have the following ready before starting your search:
Proof of employment (or CPA letter if self-employed)
Last two pay stubs, W-2s, tax returns
Bank statements, reference letters from previous landlords
Valid photo ID (driver's license or passport)
Financial Requirements
Most landlords require tenants to have an annual salary that is 40x–50x the monthly rent. If you don't meet this requirement, a US guarantor may be needed. Guarantors must provide similar documents and typically need to earn 70x–80x the monthly rent.
2. The Application Process
Rental Apartments
Once you submit your application, landlords typically take 24–48 hours to review. If approved, lease signings occur within the following 24–48 hours.
Condos & Co-ops
Condos require approval from both the apartment owner and the condo board. This process may take anywhere from several days to a few weeks. Some condo boards may require an in-person interview.
For co-ops, the process is similar but can take up to 30 days for approval.
3. Approval and Payment
After approval, you’ll sign the lease and pay applicable fees. Typical payment includes:
First month’s rent
Security deposit (1 month’s rent)
Broker and/or co-broker fees
For Condos and Co-ops, additional fees may apply, such as:
Move-in Fee: $1,000 (often refundable)
Application Fee: $250–$300
Managing Agent Fee: $250–$400
No-Fee Buildings
Approximately 15% of NYC’s rental market consists of no-fee buildings, where the landlord covers the broker commission. In "CYOF" (Cover Your Own Fee) listings, the tenant pays the broker’s fee directly.
Additional Information
International Applicants
If you’re an international applicant, be prepared to provide a US guarantor as landlords typically don’t accept foreign credit reports.
Pets
Pet policies vary by building. Communicate your pet's details to ensure we find buildings that fit both you and your pet’s needs. Recent rent reforms cap security deposits at one month's rent, eliminating additional charges for pets.
